Dubai Transparency Guide separates official project records from independently edited context. They appear together to make a project easier to understand, but they never mean the same thing.

Project identity, official developer registration, registry status and source fields are shown from the current locally imported DLD record.

Mashrooi observations

When available, a project’s latest retrieved Mashrooi observation takes precedence for progress and status. Each observation carries its own retrieval date.

Context

Project guides

Readable project and developer context is independently edited from reviewed source material. It is secondary to official records and can be absent where facts are thin.

How updates work

We show the latest recorded observation, not a promise of real-time data.

Official imports create a new registry view

A DLD field changes here only after a new official import is recorded. The date on the source card is the retrieval time for that registry artifact, not a project handover, inspection or completion date.

Mashrooi is refreshed by project

Projects are revisited in bounded daily batches. A project without a recent Mashrooi retrieval continues to show its latest available official value rather than an estimated replacement.

Context does not overwrite evidence

Editorial text, amenities, unit types and visual material are versioned separately. They never replace an official status, progress figure, developer registration or timeline.

What we do not infer

Absence of a value is kept visible.

We do not turn an area name into an exact point, extrapolate construction progress, or invent a handover date from a source retrieval date. Where a confirmed fact is not present, the product should say less rather than fill the gap.

How to read a project

Start with the label and its date.

Use the official status and progress label as the record of fact. Treat project guides, galleries and structured details as supporting context. The guide does not provide prices, payment plans, recommendations, forecasts or investment advice.
